There are 22 studio, 111 one-bedroom and 32 two-bedroom apartments.
When will move-ins occur?
Move-ins began November 2020. Montaira is expected to reach 100% occupancy by May 2021. If applying and eligible, your name will added to our waitlist.
I'm interested in living at Montaira. How can I get an application?
Housing applications are available here at www.montairaliving.com. You can apply online or print an application that you can mail to 1103 Hamal Irvine, CA 92618. We do not accept applications via fax or e-mail. We do not recommend using a smart phone to fill out applications – computers are recommended. NOTE: only completed applications signed by all adult members can be considered for housing.

No, we do not accept applications via fax or e-mail. Please submit an application online, mail, or drop off in person.
Where can I get an application?
We will accept an application via a drop box located at 1103 Hamal Irvine, CA 92618. Due to COVID-19 we are not able to offer in person conversations regarding your interest for housing at Montaira. Wait times to talk to someone on the telephone can take longer than normal. If you leave a message, we will do our best to call you back.
Can I get an application at the leasing office?
Applications are available in our office lobby located 1103 Hamal Irvine, CA 92618.
Can I drop off an application at 1103 Hamal?
Yes, please drop off completed applications inside our drop box located inside the lobby or the courtesy drop located on the exterior of the leasing office.

Is there a waiting list?
Yes. To be placed on our waiting list a completed application must be submitted.
What is the qualification process?
Montaira has minimum and maximum income restrictions and age restrictions. All potential residents will be screened utilizing published resident selection criteria.
How much is rent at Montaira?
Net rent for studio apartments is anticipated to range from $846 to $1,290. Net rent for a one-bedroom apartment is anticipated to range from $966 to $1,377. Net rent for a two-bedroom apartment is anticipated to range from $1,072 to $1,643. Rents are subject to change at any time.
What happens if my parents are traveling when they are contacted for an interview?
All applicants must be present to participate in the interview process to be considered for housing at Montaira.
Does Montaira offer on-site storage or garages?
No. Montaira does not offer additional on-site storage nor have enclosed garages.
Will Montaira offer social services and resident events?
Montaira is a 100% independent living community, however, there are some customized services. Programs for residents will be based on the needs of the community and provided at move-in.
Are these apartments rent controlled or are rent subsidies attached?
Rent control does not apply at Montaira and there are no rental subsidies. Minimum and maximum income limits do apply. Portable Section 8 vouchers and other tenant-based rental programs will be accepted.
Are subsidies from family members allowed?
No, all income sources are counted for all household members of an application. Income is based on gross household income of all household members.
Are pets allowed?
Yes. Montaira is a pet-friendly community. Please see the Montaira Pet Policy.

Are short-term leases available?
No. All leases are a 12-month lease.
